VA Loan Eligibility Requirements

You may be eligible for a VA loan if you meet one of the following service requirements:

Active duty: 90 consecutive days of service during wartime, or 181 days during peacetime

Veterans: Honorable discharge after meeting minimum service requirements

National Guard / Reserves: 6 years of service, or 90 days of active duty under Title 10 or Title 32

Surviving spouses: Of a service member who died in the line of duty or from a service-connected disability

VA Funding Fee: What to Expect

The VA funding fee is a one-time fee paid to the VA to sustain the loan program. For first-time use with no down payment, the fee is 2.15% of the loan amount (as of 2026). It can be rolled into the loan so you don't need cash at closing.

Veterans with a service-connected disability rating of 10% or higher are exempt from the funding fee — a significant savings on a $400,000 home.
