You got your orders. Now what? A PCS move to Northwest Florida is one of the best assignments the military can hand you — but navigating a real estate purchase on a tight timeline, from across the country, in an unfamiliar market takes the right team in your corner. Here's everything you need to know.

The Installations: Know Your Base

Northwest Florida is home to some of the most important military installations in the country. Where you're assigned shapes where you should buy:

Eglin AFB: The largest Air Force base in the world by area. Most personnel live in Niceville, Fort Walton Beach, Crestview, or Valparaiso. Excellent schools, affordable housing, and a strong military community.
Hurlburt Field: Home of Air Force Special Operations Command. Closely tied to Fort Walton Beach and Mary Esther. Proximity to the beach is a major quality-of-life perk.
NAS Pensacola: The "Cradle of Naval Aviation." Pensacola and Gulf Breeze offer a range of price points, from starter homes to waterfront estates.
Duke Field (AFRC): Reserve installation adjacent to Eglin. Personnel typically live in the same communities as Eglin families.

If you're active duty, a veteran, or a surviving spouse, the VA home loan benefit is the single most powerful financing tool available in real estate. Here's why it matters on the Emerald Coast:

Buy a home with no money down — a massive advantage in a market where median prices exceed $350,000.

No PMI

Private mortgage insurance adds $100–$300/month on conventional loans. VA loans eliminate it entirely.

VA loans consistently offer rates 0.25–0.5% lower than conventional loans, saving thousands over the life of the loan.

Flexible Credit Standards

VA lenders typically accept lower credit scores than conventional programs, giving more service members access to homeownership.

Assumable Loan

VA loans can be assumed by a future buyer — a significant selling advantage when rates are high.

No Prepayment Penalty

VA Loan Limits & Entitlement in 2026

As of 2020, VA loan limits were eliminated for borrowers with full entitlement — meaning you can borrow as much as a lender will approve with no down payment required, regardless of the purchase price. If you have remaining entitlement from a prior VA loan, limits still apply based on county conforming loan limits.

In Okaloosa County (Eglin/Hurlburt) and Escambia County (NAS Pensacola), the 2026 conforming loan limit is $806,500. For higher-priced properties, a VA jumbo loan is available with a small down payment on the amount above the limit.

Buying on a PCS Timeline

The biggest challenge for military buyers isn't financing — it's time. Most PCS orders give you 30–90 days to report, and buying a home remotely requires a team you can trust to be your eyes and ears on the ground.

Get pre-approved immediately

Start with a VA-experienced lender the day your orders arrive. Pre-approval takes 24–48 hours and is your ticket to making offers.

The conventional wisdom used to be "don't buy if you'll be there less than 3 years." That calculus has changed on the Emerald Coast. With strong appreciation, robust rental demand, and the VA loan's zero-down advantage, many military families are buying even on 2–3 year tours — and converting to a rental property when they PCS out.
