When buyers are priced out of Destin or Fort Walton Beach — or simply want more space, better schools, and a quieter lifestyle — two communities consistently rise to the top: Niceville and Crestview. Both are within 30 minutes of Eglin AFB, both offer strong value, and both have loyal, long-term residents. But they're very different places to live.

Niceville: The Polished Choice

Niceville sits on the eastern shore of Boggy Bayou, just north of Destin. It's consistently ranked among Florida's safest cities and is home to some of the state's highest-rated public schools — Niceville High School regularly earns an "A" grade from the Florida Department of Education.

School district: Okaloosa County (top-rated in Florida)

Drive to Eglin AFB: 10–15 minutes

Drive to Destin beaches: 20–25 minutes

Vibe: Established, family-oriented, quiet neighborhoods with mature trees

Best for: Families prioritizing schools, retirees, and buyers who want a polished community feel

Inventory in Niceville is tight — well-priced homes move quickly. If you're targeting Niceville, get pre-approved and be ready to act. The Coldwater Creek and Bluewater Bay neighborhoods are particularly popular with military families and professionals.

Crestview: The Affordable Workhorse

Crestview is the county seat of Okaloosa County and the most affordable market on the Emerald Coast. It's a working-class city with a strong military presence — Eglin AFB is about 20 minutes south — and it's growing rapidly, with new construction subdivisions expanding the housing stock.

School district: Okaloosa County (same district as Niceville)

Drive to Eglin AFB: 20–25 minutes

Drive to Destin beaches: 35–45 minutes

Vibe: Growing, affordable, mix of established neighborhoods and new construction

Best for: First-time buyers, military families on a budget, investors targeting rental properties

Crestview's new construction market is particularly active. Builders are offering incentives — rate buydowns, closing cost assistance — that can make a new home more affordable than a resale. If you're open to new construction, Crestview deserves serious consideration.
