The Emerald Coast real estate market is entering Summer 2026 with renewed momentum. After a period of rate-driven hesitation, buyers are returning — and sellers who price correctly are seeing strong results. Here's what the data is telling us.

Inventory Is Rising — But Demand Is Keeping Pace

Active listings across Okaloosa and Walton counties have increased approximately 18% year-over-year, giving buyers more options than they've had since 2020. However, well-priced homes in desirable neighborhoods — particularly in Niceville, Shalimar, and the 30A corridor — are still moving quickly, often within 30 days of listing.

The takeaway for sellers: overpricing is no longer forgiven by the market. Homes priced at or slightly below comparable sales are generating multiple showings and competitive offers. Homes priced above market are sitting — sometimes for months.

Interest Rates: Stabilizing Around 6.5–7%

After the volatility of 2023–2024, 30-year fixed mortgage rates have settled into a range of 6.5–7% for well-qualified buyers. While this is higher than the historic lows of 2020–2021, it's a range that buyers are increasingly accepting as the "new normal."

VA loan rates remain slightly lower — typically 0.25–0.5% below conventional — making this an especially favorable environment for military buyers near Eglin AFB and Hurlburt Field. Our MRP-certified agents are seeing strong VA purchase activity throughout the summer.

Destin & Fort Walton Beach: Steady Appreciation

Median home prices in Destin remain above $650,000, driven by continued demand for vacation properties and second homes. Fort Walton Beach offers more accessible entry points — median prices in the $350,000–$450,000 range — and is attracting first-time buyers and military families who want proximity to the beach without the Destin premium.

Condo inventory along the Destin waterfront has increased, creating opportunities for investors targeting short-term rental income. Cap rates in the 5–7% range are achievable for well-located properties managed professionally.

Niceville & Crestview: The Affordable Alternatives

Niceville continues to attract buyers who want top-rated schools (Okaloosa County School District consistently ranks among Florida's best), lower crime rates, and a quieter lifestyle — all within 20 minutes of Eglin AFB. Median prices hover around $380,000–$420,000, and inventory is tight.

Crestview remains the most affordable market on the Emerald Coast, with median prices in the $280,000–$320,000 range. New construction is active, and the area is drawing buyers priced out of coastal communities.

What This Means for Buyers and Sellers

Buyers: More inventory means more negotiating power — but don't wait on well-priced homes in Niceville or 30A. Those still move fast.

Sellers: Price to the market, not above it. A well-staged, correctly priced home will sell. An overpriced one will not.
